荔枝角宇晴軒5座高層2房戶以約$753萬易手

香港置業西九龍星匯居分行首席聯席董事曾家輝表示,《施政報告》發表在即,有首置客料會公佈有利樓市的措施,睇好後市,偷步入市。該分行剛促成一宗宇晴軒2房戶的買賣成交,新買家斥753萬入市,折合實用呎價約$16,846。

上述成交單位為宇晴軒5座高層G室,實用面積447平方呎,建築面積631平方呎,屬2房間隔。曾家輝指,單位以$798萬放盤約2個月後獲外區客接洽,雙方經議價後減價約$45萬,以約$753萬易手,實用呎價約$16,846,建築呎價約$11,933。據悉,新買家為首置客,睇樓2次後即拍板承接。

資料顯示,原業主於2003年11月以約$189萬購入上述單位,是次轉手獲利$564萬,單位期內升值近3倍。
