美聯物業 - 張曉盈董事表示,隨著拆息回落,購房者的入市意欲持續增強,尤其是優質的物業盤源特別受到追捧。最近,該行成功促成荔枝角宇晴軒一宗獨家委託的二手成交,該單位實用面積為468平方呎,配置為2房間隔,最終以$675萬的價格成交,對應的實用呎價約為$14,423。

張曉盈補充指出,該買家特別看重屋苑鄰近港鐵站及大型商場的便捷地理位置,加上單位擁有開闊的景觀和實用的間隔,且維護保養良好,因此迅速作出購買決定。原業主於2007年以約$282萬購入該物業,持有約18年後,帳面上賺取約$393萬,期間該單位升值約1.4倍。
