荃灣皇廷廣場地廠減租25%

中原(工商舖)工商部副營業董事陳啟超表示,荃灣沙咀道皇廷廣場地廠正進行招租及放售,該地廠面積約1.34萬方呎,意向月租約26萬元,意向價約1.3億元,物業現已交吉,其前租客為國際電動車品牌展銷廳。工廈地廠面積相對較大,門面較闊,空間用途靈活,過去曾獲不少國際汽車品牌承租工廈地廠作車房或展銷廳。

據悉,該電動車品牌租約期滿於同區另覓工廈地廠承租後,該物業交吉近1年,業主早前曾以每月約35萬元招租,惟市場反應一般,且區內工商物業租務成交價量均輕微下跌,故因應市況下調意向租金約25%。

陳氏指,該地廠樓高近14.8呎,門面闊20呎,而地廠面向沙咀道大街,適合作展銷室、銀行或車行。另外,到訪車輛可在停車場收費閘前進入,方便到訪人士進出,減省泊車開支。

陳氏補充,荃灣大部份工廈地廠已成功租出,市場租盤有限,相若面積的租賃成交可參考同區嘉達環球中心地廠,早前由酒樓承租,呎租約50元。反觀此物業地利更佳,並可宣傳推廣,意向呎租實惠,相信此物業將可於短期內獲洽。
