荃灣星岸洋房「腰斬價」6200萬甩手勁蝕8200萬夠買同區30間細價樓

荃灣星岸一幢洋房，近日以接近「腰斬價」的6,200萬元轉手，原業主10年前以近1.16億購入，計及當年的稅款及基本開銷，估計實蝕接近8,200萬元離場。

其他蝕讓消息：

成交單位位於荃灣青山公路汀九段380號星岸，實用面積達3,333平方呎，連3,209平方呎戶外空間，包括941平方呎天台、1,281平方呎花園、421平方呎停車位及566平方呎庭院；洋房連其他空間合計共6,542平方呎。洋房早前以「蝕讓價」8,000萬元放盤，最終累減1,800萬元，以6,200萬元易手，呎價18,602元。新買家姓以聯名形式購入，分別姓高及張。

原業主於2015年11月以「洋房付款計劃」購入此單位，當時未獲發展商提供任何折扣優惠。持貨10年，帳面蝕讓約5,398.84萬元，單位期間貶值達46.55%。若計及初次購入時的稅款約2,725.73萬及最近交易的佣金62萬元，實際損失達8,186.57萬元。

參考28Hse網站，深井、汀九至油柑頭一帶的價細樓放盤，目前售價最低為豪景花園一伙2房戶，實用面積358平方呎，叫價278萬元，呎價7,765元。換言之，前述星岸洋房所蝕的8,186.57萬元，接近可買30間豪景花園上車盤。
