荃灣地皇廣場 4.7%未完成交易

　香港文匯報訊　政府出招影響非住宅物業市場，個別投資者心存戒心而放棄入市，去年年底拆售的荃灣地皇廣場，昨日為合約最後交易日期，共有11宗個案未有如期完成交易，佔全數物業4.7%。

11個案涉資4400萬

　美聯旺舖董事盧展豪表示，荃灣大河道10至20號地皇廣場，總樓面約1萬方呎，於去年11月底拆售，合共231個舖位短短一星期全數悉售。昨日為合約交易日期，業主透露，共有11宗未有如期交易的個案，佔全數231個物業數量4.7%，涉及金額4,400萬元，逾95%業主如期交易。

　另一方面，市況轉淡無阻業主放售物業，港置黃璜表示，該行剛獲業主委託放售上水順欣花園地下及高層地下停車場，合共238個車位，意向價約8,000萬元，平均每個車位造價33.6萬元，連同本地停車場管理公司租約一併交易。物業現時悉數出租，以每月租金收入約26萬元計算，買家可收4厘租金回報，並可於明年1月1日交吉。
