荃灣地皇廣場 4.7%未完成交易

 香港文匯報訊  政府出招影響非住宅物業市場,個別投資者心存戒心而放棄入市,去年年底拆售的荃灣地皇廣場,昨日為合約最後交易日期,共有11宗個案未有如期完成交易,佔全數物業4.7%。

11個案涉資4400萬

 美聯旺舖董事盧展豪表示,荃灣大河道10至20號地皇廣場,總樓面約1萬方呎,於去年11月底拆售,合共231個舖位短短一星期全數悉售。昨日為合約交易日期,業主透露,共有11宗未有如期交易的個案,佔全數231個物業數量4.7%,涉及金額4,400萬元,逾95%業主如期交易。

 另一方面,市況轉淡無阻業主放售物業,港置黃璜表示,該行剛獲業主委託放售上水順欣花園地下及高層地下停車場,合共238個車位,意向價約8,000萬元,平均每個車位造價33.6萬元,連同本地停車場管理公司租約一併交易。物業現時悉數出租,以每月租金收入約26萬元計算,買家可收4厘租金回報,並可於明年1月1日交吉。
