美聯:加辣帶旺商廈成交升20%

港物業,而上周政府「加辣」,美聯工商舖昨日指,新措施將令商廈物業較住宅更具吸引力,更預計傳統核心商業區多座指標甲廈呎價有機會升穿4萬元。

美聯工商舖行政總裁黃漢成昨表示,該行最新10月美聯商業指標甲廈售價指數報265點,同月美聯商業指標甲廈租金指數報160點,雙雙創出歷史新高紀錄。

核心區甲廈呎價望4萬

美聯工商舖營運總監兼商業部董事翁鴻祥指出,港府向住宅市場加辣,對商廈的衝擊則較少;內地近日煞停資金透過銀聯卡購買本港保險,料部分熱錢將流入商廈市場;深港通如箭在弦,亦利好本港商廈需求。各項消息利好下,預計年底前商廈成交量可望上升約15%至20%,甲級及乙級商廈售價可望各升約5%;預期2017年傳統核心商業區指標甲廈,如美國銀行中心、遠東金融中心、皇后大道中9號、環球大廈及中環中心,呎價有機會挑戰4萬元。
