美孚新邨四期低層3房套$858萬沽出 微蝕約1.2%

美聯物業西九龍維港匯分行首席區域營業董事張曉盈表示,市區藍籌屋苑美孚新邨實用率高,社區配套成熟,向來備受用家歡迎。該行新近促成一宗美孚新邨3房戶的二手成交,原業主以$858萬沽出單位,持貨約9年,帳面微蝕$10萬離場。

張曉盈指,上述成交的單位為荔枝角美孚新邨四期百老匯街99號低層B室,實用面積約為918平方呎,屬3房套房間隔。據悉,買家心儀屋苑周邊生活配套完善,單位價錢相宜,故以$858萬承接單位,實用呎價約$9,346。

參考成交資料,原業主於2015年7月以約$868萬購入上述物業,持貨約9年,帳面微蝕約$10萬,或約1.2%。
