紀錄最長：一手註冊金額連續5月超百億

香港文匯報訊（記者梁悅琴）發展商趕賣樓套現再投地，新盤市場持續暢旺，一手盤金額已連續5個月超過百億元，為有紀錄以來最長。當中7月更一度達至293億元的單月紀錄最高，10月首23日一手私樓註冊金額錄得153.2億元，已超越上月全月146.2億元，足見新盤銷情相當理想。美聯物業首席分析師劉嘉輝昨表示，多個新盤相繼登場，估計11月一手私樓註冊金額仍可再次超越百億元水平，令紀錄將可進一步延長至6個月。

10月註冊量超上月九成

回顧本月首23日土地註冊處註冊數字，一手私樓與上月同期比較均較其他市場明顯為佳。美聯物業資料研究部綜合土地註冊處資料顯示，10月首23日一手私樓註冊量錄得約1,185宗，比起上月同期625宗急升約89.6%，同樣已超過上月全月1,180宗。當中涉及金額達153.2億元，則較上月同期升約71.8%。

若將月內一手登記個案按項目劃分，10月首23日一手私樓註冊量最多的新盤中，以將軍澳天晉IIIA錄得最多登記，九龍站君臨天下暫列第二位，西區南里壹號及半山瀚然則緊隨其後。反觀，同期二手住宅物業註冊宗數及金額各錄得約3,441宗及約191.7億元，按月分別跌約6.1%及約1.2%；非住宅物業更分別跌約15.8%及33.8%，可見新盤市場表現明顯較其他市場理想。
