粉嶺One Innovale議價後以$360萬成交 貶值近20%

美聯物業 - 吳偉文經理指出,隨著印花稅效應持續發酵,市場上低於$400萬的單位快速吸納。該行近日促成One Innovale的一個成交案例,一名用家以$360萬承接該單位。

該成交單位為One Innovale D座中層18室,實用面積約310平方呎,為一房設計。單位原先以$370萬放售,後經議價以$360萬成交,折合實用呎價約$11,613。

資料顯示,原業主於2022年以約$451萬購入該單位,持貨3年,現轉手虧損約$91萬,或貶值20%。
