中原地產 - 蔡天賜經理表示，近日節日氣氛開始散去，入市氣氛明顯提升，上水及粉嶺區2月暫錄約11宗成交，其中粉嶺 One Innovale 本月暫錄1宗成交，屋苑最新錄 A座中層11室，單位實用面積327平方呎，屬1房間隔，開價約$390萬，最終零議價易手，實用面積平均呎價$11,927。

蔡天賜指，新買家為用家，見單位間隔合用，價錢合理，即購入單位自住。據了解，原業主則於2022年以約$438萬購入上址，持貨約3年，現轉手賬面蝕$48萬離場，單位期內貶值約11%。
