中原地產粉嶺名都分行經理劉德興表示，日前促成粉嶺碧湖花園2座低層C室成交，單位實用面積441平方呎，建築面積569平方呎，2房間隔，放盤時開價約$490萬，議價後以$466萬易手，實用面積平均呎價約$10,567，累減約$24萬。
中原劉德興指，新買家為上車客，見單位價錢合理，怕遲買會貴，即決定入市單位自用。據了解，原業主則於2011年1月以$192萬購入上址，持貨12年，是次轉手賬面獲利約$274萬離場，單位期內升值約143%。
