筲箕灣海灣華庭中層2房戶 外區上車客$440萬入市

美聯物業上東嘉亨灣(2)分行高級區域經理佘錦驊表示,財案擴濶首置印花稅稅階,中小型物業明顯受惠,該行剛促筲箕灣海灣華庭一個290實呎戶,首置客以$440萬入市,1999年貨升值近4成。

佘錦驊稱,該行剛促成海灣華庭一個中層A室單位,實用面積約為290呎,建築面積約418呎,兩房間格,獲外區首置上車客垂青,加上新印花稅惠及下而加快入市,議價後原業主亦願意即時減價,由於樓價合預算,故旋即拍板以$440萬入市,折合實用呎價約為$15,172,建築呎價約為$10,526。

原業主於1997年以約$314.9萬購入上述物業,是次轉手帳面獲利約$125.1萬,物業升值約40%。
