美聯物業上東-海灣華庭分行助理聯席董事黎泳傑表示，該行剛促成筲箕灣居屋東盛苑高層7室單位，實用面積約559平方呎，建築面積約704平方呎，3房間隔，單位位處高層及環境清靜，加上樓價吸引，故獲東區綠表客用家垂青，原業主開價約$610萬，議價後以$578萬於綠表市場成交，實用斫積平均呎價約為$10,340，建築面積平均呎價約為$8,210。

據了解，原業主於2000年以約$142.98萬購入上述物業，是次轉售帳面獲利約$435.02萬，物業升值約304%。
