香港文匯報訊政府活化工廈政策將於明年4月叫停下，第一集團最新把旗下位於九龍灣宏泰道的第一集團中心申請活化，並以全幢形式放售，叫價約14億元。

第一集團董事霍偉良表示，該中心為集團於2009年向房地產基金以約2.34億元購入，總樓面面積近18萬方呎，部分樓面作自用外，其他樓層一直作出租用途，現時租金叫價約每平方呎15元。同時，根據中原(工商舖)資料顯示，過去一年該廈共錄得8宗成交，平均呎租約16元；地廠樓面最近亦獲意大利超級品牌車行承租，呎租約42元。

霍氏指出，隨着市場對九龍灣區的商業及零售項目需求增加，集團為物業作兩手準備，一方面追趕活化政策的「尾班車」，另一方面該中心鄰近地鐵站及區內大型購物商場，預料活化後，每年淨租金收入可逾8,000萬元，大大增加物業的價值。
