第一城凶宅未到價收回

 香港文匯報訊(記者 顏倫樂)樓價愈升愈高,就連凶宅亦不乏追捧客,資深凶宅投資者伍冠流亦坦言過去數月凶宅售價上升了10%,與市價的折讓減少,令入市變得愈來愈困難。昨日忠誠拍賣行推出1個沙田第一城燒炭凶宅拍賣,減價推出但反應亦一般,經過6口價後被收回。

 昨日拍賣的沙田第一城凶宅,位於17座低層F室,面積約562呎,拍賣開價240萬元,現場所見,約3至4組買家舉手競投,經6口至261萬元未到價收回,其中伍冠流僅承接第二口價,他指物業最後的叫價折讓只得8成,於現市況下造價合理,但他希望折讓至少低市場7成,故超過250萬元已未再承價。

 忠誠拍賣行拍賣部總經理鄭世傑表示,現市況下業主現時均相當進取,如上述的凶宅,業主底價就未見退讓,最終未到價收回。不過,大銀碼物業則表現相反,昨日推出的旺角金輪大廈地舖及大圍金山樓地舖,由於開價銀碼太大,前期反應較遜,昨日開價均調低至4,150萬及1.3億元,減幅2.4%及9.7%。
