第一城凶宅未到價收回

　香港文匯報訊（記者顏倫樂）樓價愈升愈高，就連凶宅亦不乏追捧客，資深凶宅投資者伍冠流亦坦言過去數月凶宅售價上升了10%，與市價的折讓減少，令入市變得愈來愈困難。昨日忠誠拍賣行推出1個沙田第一城燒炭凶宅拍賣，減價推出但反應亦一般，經過6口價後被收回。

　昨日拍賣的沙田第一城凶宅，位於17座低層F室，面積約562呎，拍賣開價240萬元，現場所見，約3至4組買家舉手競投，經6口至261萬元未到價收回，其中伍冠流僅承接第二口價，他指物業最後的叫價折讓只得8成，於現市況下造價合理，但他希望折讓至少低市場7成，故超過250萬元已未再承價。

　忠誠拍賣行拍賣部總經理鄭世傑表示，現市況下業主現時均相當進取，如上述的凶宅，業主底價就未見退讓，最終未到價收回。不過，大銀碼物業則表現相反，昨日推出的旺角金輪大廈地舖及大圍金山樓地舖，由於開價銀碼太大，前期反應較遜，昨日開價均調低至4,150萬及1.3億元，減幅2.4%及9.7%。
