福澤街舊樓強拍 3.3億成交

 香港文匯報訊 (記者 顏倫樂) 九建持有逾94%業權的大角咀福澤街12至22號仁利大樓在昨日透過萊坊進行強制拍賣,由九建以底價3.3305億元一口價投得統一大廈業權,預計興建1幢42層高商住物業。

九建底價奪得 擬建單幢樓

 據了解,仁利大樓位處福澤街與大角咀道交界,地盤面積約8,400呎,規劃為「住宅(甲類)」地盤,2010年9月已批出圖則,地積比率8.38倍,興建1幢42層高商住物業連康樂設施,住用樓面約62,987呎,非住用約7,419呎。

 仁利大樓現狀為6幢6層高商住大廈,地下為商舖,現有樓面約36,200呎,地積比率僅4.3倍。該物業於1964年落成,至今樓齡約48年,區內建築群主要為多年前建成的低、中層住宅大廈連地下商舖,另有一些工業大廈及寫字樓,由物業步行至港鐵奧運站約需10分鐘。

 據了解,仁利大樓附近的多幢舊樓亦正被收購,當中毗鄰的福澤街24至30號永發大樓市傳田生及太古等正展開收購,而位於仁利大樓北面的利得街11至33號海安樓亦全獲恒基成功收購。另外,附近的海興大廈亦正獲財團收購。
