祥益總裁990萬購屯門分店

以990萬購入該行在屯門翠寧花園商場地下租用多年的龍頭舖,店舖建築面積479呎,以建築面積計算平均呎價為20,668元,如以現時租金3.8萬元計算,回報率4.6厘。

汪敦敬表示,除購入翠寧花園龍頭舖,2月下旬他亦已以552萬購入屯門栢麗廣場連租約辦公室作長線收租。

另外,美聯旺舖鮑昌華表示,荔枝角道311至313號地下A號舖,面積約1,200方呎,附設約1,000平方呎入則閣樓日前順利沽出。舖位原業主於去年9月以約3,380萬元高價放售單位,礙於市況逆轉,物業未能順利售出,為此只好調低議價幅度,約在兩個月歷經三口價後,上址終以1,660萬元連租約成交,折合每平方呎造價約7,545元,較原先叫價大幅下調1,720萬元,減幅高逾五成。

深水埗地舖劈價五成

據了解,上址附近面積相若的地舖盤源早前成交價約2,100萬元,以呎價對比下,可見新成交價低逾27%。事實上,按區內同類型地舖市值租金約6萬元計,如新買家將之出租,每月可享租金回報高達4.3厘。
