碼頭刺激東九中價工廈

 香港文匯報訊  啟德郵輪碼頭上月啟用,東九龍工業物業交投略為上升,樓價在1,000萬元以下的物業深受買家歡迎。九龍灣工廈寶隆中心剛錄得辣招後首宗買賣成交,中層14室逾千呎單位以近642萬元獲長線投資者承接,平均呎價4,350元,略低於市場水平。中原(工商舖)工商部鄧國偉表示,單位現由紡織品公司承租,租約將於本月底屆滿後,單位租金可望提升至每呎約12元,按屆時租金計算,回報約3.3厘。

 鄧氏指出,受惠郵輪碼頭效應,近月市場查詢東九龍工商廈個案增多,買家入市步伐亦見加快,市場放盤量亦見略為上升。
