　中原(工商舖)蔡榮祥表示，九龍灣宏照道11號寶隆中心中層單位，建築面積4,028平方呎，連租約以1,130萬元獲市場承接，折合每平方呎約2,805元。現租客從事文儀用品行業，每月租金約50,000元，租約期至2013年年中。新買家從事貿易行業，現階段先收租取5.3厘租金回報，待租約屆滿後遂將單位自用。

　他表示，原業主於2007年斥資約695萬元購入，每呎造價約1,725元，今番易手獲利約435萬元，物業價值於4年間上升約62.6%。
