灣仔核心地段服務式住宅項目Queen’s Cube，昨日起正式拆售。市場消息指，項目即日錄得約39伙成交，當中有大手買家斥資2,200萬元一口氣購入4個單位，包括3個開放式及1個1房戶，預計呎租約70元，租金回報可達4厘，反映投資者對市區優質細單位需求殷切。

低層開放式呎價逾1.8萬 1房戶高見654萬

據悉，Queen’s Cube昨日成交單位，包括低層B室，實用面積275平方呎，開放式間隔，成交價496.8萬元，呎價高達18,065元。部分1房戶售價更高，例如中層A室，實用面積398平方呎，以654.1萬元易手，呎價約16,435元。項目合共提供96伙，於2010年一手推出僅售出4伙，至今累售43伙，佔全盤約45%。

南天第2號洋房下周招標參考價2.8億呎價近7萬

高端洋房市場亦有新盤部署。東立地產壽臣山南天第2號洋房「The Calliope」將於下周二（12日）展開招標，參考價高達2.8億元，折合呎價約69,950元。該洋房實用面積4,004平方呎，設4房連家庭房間隔，並配備1,795平方呎花園、877平方呎平台及1,127平方呎車位空間。室內設計由LIMBONSAI Lifestyle設計師林偉而主理，單位裝修費逾1,000萬元，連同家具一併出售。

發展商推置業優惠贈送260萬雙人環球之旅

東立地產地產部總監陳玉成表示，今次招標參考同區新盤造價，認為下半年樓市氣氛正面，故選擇現時推售。為配合銷售，發展商聯同利嘉閣推出置業獎賞，於8月底前經利嘉閣購入南天第單位，可獲贈價值260萬元「雙人環球至臻之旅」，進一步吸引高端買家入市。
