灣仔4層巨舖叫價2.7億

香港文匯報訊(記者 顏倫樂)本港核心區地舖市場租金有明顯跌幅,民生消費為主的區域卻未受影響。港置趙不京表示,該行獲業主委託出售灣仔柯布連道3號地舖至三樓相關事宜。上述物業地舖部分面積約1,600方呎,一樓及二樓面積皆約1,800方呎,三樓面積約1,200方呎,合計積約6,400方呎,現時以約2.7億元連租約放售,折合每方呎叫價約4.2萬元。上述物業獲國際家電品牌租用至今已逾十年,現時月租54.6萬元,租期至2017年4月,買家如購入上址後,租金回報約2.4厘。

另一方面,美聯旺舖區域營業董事倪金河表示,獲代理放售葵涌石蔭路58至99號光輝樓地下單邊四連巨舖相關事宜。物業面積約3,383方呎,門面闊約70呎,舖深約50呎,現時以約1億元放售,折合每平方呎叫價約29,560元。該舖位現時分別獲時裝店及餐廳租用,涉及租金共約21.41萬元,每平方呎租金約63元。倪氏續指,現時物業鄰近同屬單邊的舖位每平方呎市值租金約83元計算,租金回報料可達3.4厘。
