灣仔舖2個月短炒升13%

 2至30號地下4及5號舖以5,900萬元摸出,上手業主於3月以5,218萬元購入,持貨兩個月獲利682萬,物業升值逾13%。該單位面積1,450方呎,租戶為食肆,月租金7.2萬元,租金回報1.4厘。

 中原(工商舖)周古栓表示,旺角彌敦道銀座式商廈,華比銀行大廈低層全層,建築面積3,737方呎,連租約以3,100萬元成交,呎價8,295元。周氏指出,原業主於1993年斥資1,621萬元購入,持貨近廿載獲利1,479萬元,升值逾9成。

 事實上,工商舖交投熾熱,投資氣氛相當濃厚。中原地產研究部指出,4月工業樓宇、商業樓宇及舖位買賣登記總值163.8億元,創6年以來按月新高,按月升10.7%。宗數錄得1,610宗,按月跌10.1%,是10個月以來首度連續兩個月超越1,500宗水平。
