美聯物業灣仔囍滙分行(2)助理聯席董事鮑頴鴻表示,日前促成灣仔杜智臺低層D室單位,實用面積約為354平方呎,原業主年初開價約$620萬放盤,但隨市況調整,叫價亦輾轉下調,而單位獲外區上車客垂青,終於累積減價約$160萬,以約$460萬成交,實用面積平均呎價$12,994。
據悉,原業主於2017年底以約$590萬購入上述物業,是次轉手帳面蝕讓$130萬,物業貶值約22%。
