灣仔北海中層戶放售意向呎價1萬

商廈近月大額成交不斷,光大控股上月便以約100億元購入灣仔大新金融中心,呎價約2.5萬元,可見商廈市場買賣交投仍然熾熱。美聯商業區域營業董事麥世強表示,該行受業主委託獨家代理灣仔軒尼詩道326-338號北海中心中層E至F室之放售事宜。單位面積合共約2,433平方呎,以約2,433萬元出售,意向呎價約10,000元。

麥世強續指,大廈多為獨立單位,鮮見大樓面及相連戶,因此上述放盤實屬罕有。單位現時獲上市公司承租,每平方呎租金約21元,租約期至2017年4月,每月可收取租金約5.1萬,買家如購入上址後,可省卻購入空置物業後再找租客的麻煩。
