港島靚地段住宅超低價2球成交 24年間升值67% 原業主點解冇錢落袋?

西灣河都寧大廈日前錄得一宗低價成交,一個銀主盤以210萬元沽出,呎價僅7,609元,較市價約3成。

成交單位為中層C室,實用面積276平方呎,一房間隔。原業主於2000年購入單位,當時成交價僅68萬元,24年間升值67%。美聯物業助理區域經理鄭琨表示,儘管該大廈已有56年樓齡,但由於鄰近地鐵站,加上入市門檻相對較低,因此仍然吸引了不少買家的關注。

代理指由於物業是銀主盤,故造價低於市價。根據近年該大廈的二手成交記錄,平均呎價約為1萬元。參考去11月一個相同座向、間隔相若的低層C室單位,以300萬元成交,可見是次成交價較同類單位低90萬元,折讓達到30%。
