港島靚地段住宅超低價2球成交 24年間升值67% 原業主點解冇錢落袋？

西灣河都寧大廈日前錄得一宗低價成交，一個銀主盤以210萬元沽出，呎價僅7,609元，較市價約3成。

成交單位為中層C室，實用面積276平方呎，一房間隔。原業主於2000年購入單位，當時成交價僅68萬元，24年間升值67%。美聯物業助理區域經理鄭琨表示，儘管該大廈已有56年樓齡，但由於鄰近地鐵站，加上入市門檻相對較低，因此仍然吸引了不少買家的關注。

代理指由於物業是銀主盤，故造價低於市價。根據近年該大廈的二手成交記錄，平均呎價約為1萬元。參考去11月一個相同座向、間隔相若的低層C室單位，以300萬元成交，可見是次成交價較同類單位低90萬元，折讓達到30%。
