港島細價商廈膺搶手貨

港島區中小型寫字樓呎價持續上升。美聯商業助理營業董事鄧少安表示,上環德輔道西103號樂基商業中心中低層B室,單位面積約592方呎,現以約444萬元出售,每方呎叫價7,505元。

上址單位乃連租約出售,現時每月租金約11,000餘元,呎租約19元,估計上址租金回報率可達約3厘。鄧氏續指,據成交資料顯示,去年中該廈促成多宗成交,呎價約由5,974元至7,002元不等,而今年2月亦有一宗低層成交,呎價為7,505元,可見呎價半年多升值高達約兩成半。

另外,據美聯工商舖資料研究部數據顯示,核心區指標甲廈現平均呎租為約65元,而黃竹坑區自南港島線開通後,往來中環僅需約15分鐘,吸引不少企業進駐該區。

黃竹坑W50全層放租

美聯商業區域營業董事周永亨昨日表示,黃竹坑道50號W50中層單位全層放租,面積約5,225方呎,目前分成九個面積介乎518方呎至627方呎不等的單位,享有海景單位呎租叫價約25元,而市景單位的意向呎租為22元,全層意向租金約為13萬元。
