港島甲廈呎價料「破頂」

　香港文匯報訊　翁鴻祥表示，本年至今工商舖物業類別中，商廈升幅嚴重落後大市，僅錄5%至8%的增長，相對有三成增長的商舖市道，追落後空間相當多，加上隨著本地經濟回勇，入市意慾趨濃，第三季接連錄得多宗全幢以及大額成交個案，當中包括上環中遠大廈以平均呎價約2.3萬成交；另位於中環干諾道中50號全幢，更以呎價約2.78萬元破紀錄成交。

　資金充斥市場，加上未來新供應短缺，核心區商廈彌足珍貴，市場持續熱捧下，今年港島區整體甲廈呎價更可望飆升至22,400元的「破頂價」。

　香港置業區域營業董事郭漢釗表示，港島區精選五大低水商廈分別為北角港運大廈、中環中保集團大廈、灣仔東亞銀行港灣中心、上環信德中心招商局大廈以及金鐘力寶中心。其中北角港運大廈呎價最具競爭力，現時平均意向呎價約9,000元，全年升幅可達兩成半。另外，個別傳統甲廈亦相對高峰期高位有明顯差距，以金鐘力寶中心為例，現時平均意向呎價約1.85萬元，相對2011年中旬曾以平均呎價約2.5萬元成交，差距多達三成半。
