渣甸坊舖傳1.8億易手

 香港文匯報訊(記者 顏倫樂)市場再錄大額地舖交易。消息指,銅鑼灣渣甸坊9至9A號的地舖,以1.8888億元易手。據悉,該舖面積約1,580方呎,現租戶為化妝品店,月租18.5萬元,租金回報1.18厘。市傳新買家為一名王姓資深投資者,但未知交易是在「辛辣招」之前或之後成交,若屬後者,則需繳交雙倍印花稅8.5%,即約1,605.48萬元,較之前需多付802.74萬元。

 另外,大埔運頭街20至26號地下連1至3樓錄易手,美聯旺舖營業董事朱志龍表示,物業總面積約24,800方呎,呎價約5,846元,成交金額約1.45億元。據悉,買家為現租客護老院,相信因看好該區發展潛力,預計租售價格將進一步上升,故轉租為買,作自用及長線投資之用,以抵銷日益上揚的租金。

 美聯旺舖營業董事蔡良其表示,該行獲業主委託位於中環利源東街1號全幢的放售工作,意向呎價約27,598元,物業總面積約5,435方呎,意向價約1.5億元。物業現為業主自用物業。地下為商舖,樓上屬商業樓宇,設有電梯,位置毗鄰港鐵站。
