尚築開售在即，中原地產屯門區域營業經理楊俊偉表示，最近洪水橋同區二手睇樓量及成交略見減少，上車客及少量投資者都觀望新盤開價及銷情，才作決定。

他指，區內泉薈新近錄得2座低層F室成交，單位實用面積522方呎，兩房加多用途房間隔，成交價450萬元，平均呎價8,621元。據悉，原業主於2011年初以317萬元買入單位，持貨約4年，賬面獲利133萬元，單位升值42%。

中原：區內入場費350萬

楊俊偉說，尚築首批60伙單位價單，定價由263萬至338萬元不等，相信會吸走部分購買力。不過，洪水橋一帶二手物業主要為兩房或以上單位，入場費普遍350萬元以上，與新盤不同，預計影響短暫。目前區內業主未見有即時反應，普遍繼續觀望。
