洗衣街巨舖2億放售

 香港文匯報訊  核心區商舖物業在旅業蓬勃及零售消費市場支持下,投資價值更獲看高一線。旺角洗衣街華懋王子大廈地下4至5號舖現以意向金額2億元放售,由於地理毗鄰稍後遷出的水務署,為其增加升值潛力。

 獲業主委託放售的香港置業工商舖助理營業董事簡元鎧表示,上述放售物業為旺角洗衣街135A至135B號華懋王子大廈地下4至5號舖,樓面面積3,960方呎,意向金額約2億元,連同承租力強的大型連鎖超市鐵約租客,按照現時每月租金收入42萬元計算,可享2.5厘回報。物業坐擁逾40呎特闊門面,正對行人斑馬線,毗鄰旺角區內地標商場新世紀廣場及港鐵站。

挾水務署變天概念

 簡氏又表示,上址另一賣點為其地理優勢,政府去年公布坐落於洗衣街的水務署將於稍後遷出,舊址亦將作重新發展,騰出地皮擬改建為中港過境巴士總站,上蓋則會作商業發展和休憩用途。未來該地段必定匯聚大量商旅人流,鄰近亞皆老街、洗衣街一段的商舖物業可塑性自然大大提升,屆時將會有更多連鎖店及具高承租力的租戶爭相進駐,升值潛力無限。
