「波叔」甩荃灣舖賺2.5億

　香港文匯報訊　(記者周穎) 市場流資充裕，工商舖物業搶手。資深投資者尹柏權荃以4.138億元，向資深投資者「波叔」鄧成波購入荃灣大河道登發大廈地下4A及4B號舖，連同1樓、2樓及3樓全層，總建築面積2.5萬方呎，呎價16,552元。美聯旺舖董事盧展豪表示，業主現正與知名飲食集團洽商上述舖位3樓全層租約，而1樓及2樓則計劃分拆出售。

　波叔2008年初以1.68億元購入舖位，並已入紙申請為商場1樓部分搭條行人天橋，以連接對出兩個荃灣鐵路站的行人天橋，為物業增值。

　另外，張姓資深投資者以2.1億元一口氣連購4個舖位。先以7,300萬元購入北角堡壘街19號LG/F舖位，面積5,950方呎，預租超級市場22萬元，回報3.6厘。又以8,600萬元購入沙田河畔花園一期地下21至24號大單邊四連舖，面積5,000方呎，預租超市27.48萬元，回報3.8厘。

張姓投資者逾2億掃舖

　之後再以2,550萬元購入荃灣大河道寶成樓地下9號舖，建築面積800方呎，呎價近3.2萬元。中原(工商舖)商舖部高級營業董事黃金鳳表示，該舖現由連鎖食肆承租，租金約5.5萬元，按現時市值租金計算，回報近2.6厘。此外，張氏又以2,500萬元掃入大坑弼街9至11號地下A2舖。
