泓都2房995萬減14%

近日樓市吹冷風,不論租售皆要狠劈才有交易,減幅更以一成作起跳。利嘉閣地產雷敏儀表示,市場新近錄得堅尼地城泓都2座低層F室成交,面積470方呎,兩房間隔。單位於9月初開始放盤,業主原開價1,158萬元,經議價後減價163萬元或14.1%,終以995萬元沽出,折合呎價21,170元。雷敏儀補充,泓都本月至今累錄3宗成交,放盤叫價770萬元起。

SAVANNAH累減192萬

中原地產伍錦基亦表示,將軍澳南新晉屋苑SAVANNAH,本月至今暫錄3宗成交,平均呎價徘徊於17,795元水平。該行最新促成2座低層C室成交,單位面積478方呎,屬2房單位,坐向南方,開價1,052萬元,累減192萬元,最新以860萬元易手,折合呎價17,992元。原業主於2016年以588.2萬元買入單位,持貨3年升值46.2%。

中原地產許永生表示,長沙灣宇晴軒近月交投轉活,11月錄得4宗成交,12月錄得6宗成交,普遍業主肯減價,刺激成交增加。宇晴軒5座低層A室,面積441方呎,兩房間隔,業主6月開始放盤,叫價910萬元,近月面對現實,減至765萬元終獲承接,折合呎價17,347元。

SKYPARK開放式減租15%

租務方面,香港置業曾家輝表示,該行剛促成一宗旺角SKYPARK中高層C2室租務成交。單位屬開放式,向西望開揚市景,面積312方呎,業主以約1.7萬元放租約2個月後接獲外區客洽詢,雙方議價後減價2,500元,以1.45萬元租出單位,呎租約46.5元,減幅約15%,金額略低於市價。
