泓富:洽談續租很困難

主席趙國雄昨日於記者會透露,基於經濟放緩,現時旗下工商物業與租戶洽談續租時很困難,部分租戶要求將租期縮短至兩年。

去年收益4.47億升0.1%

泓富產業信託昨公佈,截至去年12月底止全年業績,收益按年升0.1%至4.47億元,物業收入淨額跌0.8%至3.5億元。可供分派予基金單位持有人之收益升2.8%至2.69億元。每基金單位末期分派0.089元,按年升2.9%,全年每基金單位分派升1.7%至0.181元,全年收益率6%。

泓富產業信託去年物業組合的租金調升率為7.2%,租用率維持於97.6%。趙國雄表示,今年全球經濟不穩,市場挑戰大,然而泓富旗下大部分物業位於非核心商業區,有較高彈性,預期今年寫字樓物業加租幅度可達高單位數至低雙位數。

趙國雄又指,在出售「海名軒」後暫時未有其他出售物業計劃,同時會關注收購物業的機會,更看好東九龍區域,並密切注意有沒有參與活化工廈項目的可能性。

資產增值方面,該公司行政總裁黃麗虹表示,有計劃翻新泓富產業千禧廣場及都會廣場大堂。
