中原地產河畔花園分行經理曾展鵬表示，沙田花園城本月至今暫錄約2宗成交，最新錄2期雅碧苑(1座)低層2房B室，實用面積269平方呎，建築面積421平方呎，8月放盤時開價約$410萬，議價後以$380萬易手，累減$30萬，平均實用呎價約$14,126。

中原曾展鵬表示，新買家為用家，原業主於2011年8月以$165萬入市上址，持貨11年，是次沽出單位賬面獲利$215萬離場，單位期內升值約130%。
