中原地產沙田溱岸8號分區營業經理杜文俊表示，沙田大圍區本月暫錄約8宗成交，其中沙田翠華花園7月暫錄1宗成交，單位為A座低層2房06室，建築面積421平方呎，實用面積280平方呎，放盤時開價約$450萬，日前議價後以$438.8萬易手，實用平均呎價約＄15,671。

據了解，原業主於2016年以$308萬入市上址，持貨6年，是次沽出單位賬面獲利約$130.8萬離場，單位升值約42.5%。
