中原地產 - 吳焯誠董事 表示，近期整體二手交投向好，部份買家加快入市步伐，沙田第一城本月短短3天暫錄約6宗成交，平均實用呎價約$13,671水平。屋苑最新錄得45座中層B室成交，單位建築面積395平方呎，實用面積284平方呎，2房間隔，有企理裝修，叫價約$410萬，議價後以$400萬易手，實用面積平均呎價$14,085。
據了解，新買家為外區一手向隅客，早前有意於一手市場購入一伙一房單位收租，但抽籤未如理想，近日回流二手尋覓心儀單位，見單位價錢合理，輕微議價後，即入市單位收租，單位市值月租約$14,500水平，買家料可享約4.4厘租金回報。原業主於2025年4月以約$366萬購入單位，持貨約3個月多，原先打算裝修後將單位用作收租用途，日前同時將單位放賣，快速獲買家承接，是次轉手賬面獲利約$34萬離場，期內升值約9.3%。
