中原地產沙田第一城分區營業經理侯惠良表示，沙田碧濤花園10月暫錄2宗成交，包括2期C座(怡景閣)低層A室，3房連套房間隔，單位實用面積900平方呎，建築面積1285平方呎，年初放盤時開價約$1100萬，其後減至$1000萬，雙方議價後以$958萬易手，實用平均呎價$10,644。

據了解，新買家為用家，原業主則於2007年以$305萬購入單位，持貨約15年，是次沽出單位賬面獲利約$653萬離場，單位升值約2.1倍。
