中原地產-潘婉兒經理表示，成交單位為沙田偉華中心1座高層B室，單位實用面積358平方呎，建築面積483平方呎，2房間隔，去年1月開始放盤，當時開價約$600萬，經多次減價，日前議價後以$400萬獲承接，實用面積平均呎價$11,173。

據了解，新買家為投資者，見屋苑位置方便，單位價錢吸引，即承接單位投資收租，單位依租約月租$1.7萬，買家料可享約5厘租金回報。據了解，原業主於2009年以約$180萬購入單位，持貨約16年，是次易手賬面上獲利$220萬離場，單位期內升值122%。
