沙田偉華中心2房議價後以$400萬獲承接 單位期內升值122%

中原地產-潘婉兒經理表示,成交單位為沙田偉華中心1座高層B室,單位實用面積358平方呎,建築面積483平方呎,2房間隔,去年1月開始放盤,當時開價約$600萬,經多次減價,日前議價後以$400萬獲承接,實用面積平均呎價$11,173。

據了解,新買家為投資者,見屋苑位置方便,單位價錢吸引,即承接單位投資收租,單位依租約月租$1.7萬,買家料可享約5厘租金回報。據了解,原業主於2009年以約$180萬購入單位,持貨約16年,是次易手賬面上獲利$220萬離場,單位期內升值122%。
