美聯物業-梁兆堅經理表示,成交單位為沙田偉華中心4座低層F室,實用面積為358平方呎,屬2房間隔。據悉,買家為外區家庭客,有見筍盤持續消耗,怕同類放盤愈遲愈貴,故議價後以$460萬承接單位,較8月尾同座高層戶高出$15萬,實用面積平均呎價約$12,849。

資料顯示,原業主2014年以$368萬購入,持貨11年,帳面升值$92萬。
