中原地產 - 吳謙成經理表示，近日交投氣氛向好，買家入市信心增，沙田中心本月暫錄4宗成交，分行最新促成海寧大廈(B座)中層D室，單位建築面積467平方呎，實用面積378平方呎，2房間隔，放盤一星期內，最終以$496萬獲承接，實用面積平均呎價$13122。

據了解，新買家為上車客，見屋苑位置方便，單位間隔合用，價錢合理，亦獲父母資助首期，即承接單位自用上車。據了解，原業主於1998年以約$228萬購入單位，持貨約27年，是次易手賬面獲利$268萬離場，單位期內升值約1.2倍。
