永泰28.5億沽W Square

發展商趁市旺套現。消息指，永泰新近以約28.5億元，將旗下灣仔軒尼詩道W Square全幢沽出，折合呎價近2.5萬元。永泰（0369）昨天宣佈停牌，停牌前報5.89元。

賬面賺23億升值4.4倍

事實上，永泰日前才委託測量師行將物業標售。資料顯示，物業樓高26層，總樓面面積逾11.4萬方呎，以成交價計，折合呎價逾2.48萬元。該廈地庫至6樓為食肆，7樓以上為寫字樓，每層樓面約5,093方呎，頂層為連空中花園特色戶，物業現時出租率百分百。永泰等財團自2005年斥資5.29億元購入前身為東亞銀行大廈的上址，翻新後易名為W Square，持貨近13年物業大幅升值4.4倍，賬面袋走23億元。

永泰近月的買賣活動頗為活躍，去年夥拍資本策略投得市建局中環重建商業項目，有指中標價高達116億元。及至上月，則以21.6億元將旗下荃灣永南貨倉大廈沽予億京。
