樓市速遞．觀塘：美興工廈地廠索價2.3億

新近有業主委託中原(工商舖)獨家代理觀塘興業街16至18號美興工業大廈地廠招標發售，意向售價約2.3億元，明年1月19日截標。中原(工商舖)梁美玲表示，地廠涉及地下B1、B2及D室，總面積約15,625方呎，意向價約2.3億元，折合呎價約1.4萬元，物業將以連租約形式出售。現租客為從事汽車維修公司，以每月30萬元承租。在一籃子物業中約4,500平方呎的B1單位已獲批臨時豁免書，可每月以補地價形式改作商業用途。資料顯示，2015年度觀塘僅錄得兩宗工廈地廠買賣成交，平均呎價約1.2萬元。
