樓市現況：新入伙屋苑呎租逾50元

　香港文匯報訊　（記者梁悅琴）灣仔區近期租務仍不俗，尤其今年首季入伙的壹環接連錄得租盤成交，香港置業林傑榮表示，壹環中層B室剛以月租1.88萬元租出，實用面積318呎，實用呎租59.1元。原業主2012年4月以666.5萬元購入單位，租金回報近3.4厘。

壹環1房戶租2.1萬

　美聯物業周東威表示，壹環高層G室，一名外區租客見該區校網優越且單位全新，遂以每月4.5萬元承租，實用面積848方呎，3房1套加工人套間隔，月租4.5萬元，呎租53.1元。業主於今年2月以2,039.4萬元購入，回報率2.6厘。另外，壹環中層D室實用面積403方呎，1房間隔，望山景，月租2.1萬元，實用面積呎租52.1元，租客見單位全新而租用，業主去年3月以約866萬元購入。

　惟住宅始終以地利行先，靠近修頓球場及灣仔港鐵站的單幢住宅盤嘉薈軒實用面積呎租更達60元水平。其中，二個不同層數的高層10室，實用面積608方呎及611方呎，分別以月租3.5萬元及3.7萬元，實呎租金58元及61元。至於平價選擇方面，美聯物業鄧國良表示，灣仔杜智臺A座中高層D室，實用面積354方呎，月租1.3萬元，呎租36.7元。
