東半山分層盤源短缺

 香港文匯報訊 渣甸山洋房價格動輒億計,一般高收入人士亦只能望而輕嘆,轉投跑馬地區內入場門檻相對較「低廉」的分層住宅單位。惟中原豪宅STATELYHOME東半山跑馬地分區聯席董事張偉光表示,東半山盤源短缺,4月成交量對比3月下跌約半成,該區二手交投持續放緩。

禮頓山5年多升89%

 張偉光表示,位於禮頓山道的禮頓山5座中層A室,面積2,238方呎,擁四房一套房間隔,望開揚馬場景,新近以6,280萬元成交,折合呎價28,061元。買家為本地用家,有感屋苑景觀極佳而購入單位自住。原業主2006年8月以3,316萬元購入上址,持貨5年多,轉手賬面獲利2,964萬元,單位升值89%。

 同屬區內的黃泥涌峽道利安閣,一伙逾二千呎的四房單位以逾半億易手。據了解,交易涉及中層A室,單位面積2,800方呎,望山景,以成交價5,308萬元計算,呎價18,957元,屬市價成交。買家為本地用家,因有感屋苑屬低密度住宅。原業主1965年以14萬元一手向發展商購入上址,自住達47年,是次大幅獲利5,294萬元。
