東九效應 工廈摸貨十天賺110萬

 香港文匯報訊 (記者 梁悅琴) 政府全力起動九龍東,刺激區內投資氣氛全面升溫,觀塘巧明街萬年工業大廈5樓全層剛成功「摸出」,短短十天時間,投資者速賺約110萬元離場。

萬年工廈全層3604萬易手

 中原(工商舖)工商部營業董事盧偉德昨表示,市場剛錄得觀塘巧明街116至118號萬年工業大廈5樓全層的摸售個案,建築面積約15,060平方呎,區內投資者早前以約3,494萬元購入上址,持貨僅約十天,成功以約3,604萬元「摸出」,呎價約2,393元,獲利約110萬元或3.1%。

上月10單位推售三天售罄

 盧偉德稱,理想集團於早年吸納萬年工業大廈不少樓面,上月中悉數將約10個單位推出市場放售,短短兩三天內全數沽清,當中包括上述5樓全層,個別入市的投資者隨即將物業於市場放售,單位亦相繼「摸出」,例如4樓D室,面積約4,045平方呎,投資者早前向理想集團以799萬元購入,日前以約839萬元「摸出」,單位升值5%。
