本月整體交投回暖

於本季表現低迷,尤其首兩個月交投跌至谷底,惟3月減價潮刺激成交增加下,交投量終見起色。利嘉閣地產研究部主管陳海潮指出,按目前趨勢推算,3月樓宇買賣登記量值最終料達3,100宗及約212億元,較2月回升約20%及16%。

根據土地註冊處數據所得,3月首29天全港暫錄2,743宗樓宇買賣登記,較2月同期增加6%,期內成交總值187.67億元,較2月同期亦升3%。按地區劃分,港島區宗數升幅最大,達25%,跑贏大市;九龍區及新界區則互有升跌,分別錄得4%跌幅及5%升幅。

從樓市各個環節比較,一手住宅市場最「標青」,受惠發展商新春過後積極推出新盤所帶動,統計期內,元朗映御及堅尼地城高逸華軒各自錄得約146宗及116宗登記支撐下,3月首29天一手住宅買賣登記較2月錄得逾1.5倍升幅,由211宗大增至540宗。

二手交投跌勢已明顯放緩,主要因逐漸多了業主願意擴大議價空間,對比準買家亦開始主動入市,3月首29天買賣錄1,740宗登記,較2月同期僅跌2%,期內成交總額錄91.45億元,按月仍跌18%。該行估計整月二手住宅登記料重上約1,950宗水平,按月回升近一成。
