近日藍田麗港城有一個兩房單位以450萬元成交，呎價僅8,704元，重返11年前的水平。原業主於2013年以438萬元買入單位，帳面僅微賺12萬元，升幅少於3%。

該單位位於為1期17座極低層，實用面積517平方呎，兩房開則。原業主放盤約4個月後，因移民急放單位而減價，最終以450萬元沽出，折合呎價8,704元，重返該屋苑2013年的水平，較同類單位折讓1至2成。代理透露，除了業主的移民因素，還有一原因影響樓價。

去年3月，該單位鄰座有一名男子從高處墮下，倒斃於兩座的相連平台上，而該單位由於位處極低層，非常接近事發位置，所以即使非事故單位，仍有不少買家有顧慮，導致樓價低於市價水平。
