春秧街舖15個月升40%

　香港文匯報訊　(記者梁悅琴、蔡競文) 近期有個別投資者看好舖位投資前景，在淡市中出擊，目標為民生消費區。中原(工商舖)陳偉材表示，位於北角春秧街79號地舖，建築面積約1,000方呎，由資深投資者林子峰持有，近日獲準買家以4,500萬元洽購至尾聲，將成為春秧街本年度首宗地舖買賣成交個案。林子峰於去年6月以3,200萬元購入上址，持貨逾年，若今次成功售出的話，賬面獲利1,300萬元或40.6%。

尖沙咀麥當勞搬舖慳31%租金

　基於太平洋大廈業主要改裝地下至3樓舖位，不再與麥當勞餐廳續租，喜來登旺舖代理證實，麥當勞早於今年年初租用尖沙咀彌敦道184號地下連1樓及2樓作新舖址，取代原用多年同街172號太平洋大廈舊舖，新舖建築面積共7,200方呎，月租55萬元，租期10年，將於11月提前進駐。舊舖月租90萬元，呎租110元，如今呎租約76元，舖租開支減少31%。

　至於麥當勞於太平洋大廈舊舖由同街時裝零售集團Bossini承租，該舖建築面積為地下4,500方呎；一樓5,300方呎，新租戶每月租金為90萬元。另外，原由Bossini租用多年之彌敦道192-194號協成行九龍中心舖位亦由周生生珠寶金行以月租218萬元預租。
