香港文匯報訊旺角細碼商廈低水。美聯商業助理營業董事李鎮麟表示，該行正獨家代理旺角威達商業大廈高層迷你戶放盤，入場價約200萬元，投資自用皆宜。上述單位為高層12A室，建築面積約280平方呎，業主目前意向價約200萬元，意向呎價約7,143元，開價略低於銀行估值。由於上址面積較小，為全幢物業的入場單位，叫價相對同區放盤低水。

長情業主285萬沽盈力低層

另外，沙田火炭區工廈租金遠較荃灣或東九一帶工廈低水，租戶積極進駐，而有長情業主自用單位多年，也趁機沽貨。美聯工商營業董事陳德安表示，該行促成盈力工業中心一個低層單位，面積919方呎，成交價285萬元，折算平均呎價約3,101元，屬火炭區工廈合理市場水平。原業主1987年以65萬元買入自用，作寫字樓及貨倉用途，持貨至今升值逾三倍，新買家同樣計劃保留自用。
