旺角二手交投料轉活躍

 香港文匯報訊(記者 梁悅琴)巿建局以17.6億元重建旺角新填地街舊樓,地產界人士相信,長遠有助刺激區內一向淡靜的二手樓交投。據地產代理提供資料顯示,區內二手樓呎價約7,000元。

 港置九龍區營業董事姚偉南指出,市建局陸續將旺角舊區重建,令區內面貌大改變,長遠有利刺激區內二手樓交投,但相信短期的心理作用大於實際,皆因區內二手樓成交一向不多。

買家以收租客為主

 港置太子道分行助理聯席董事何建成表示,由於旺角區內以單幢樓為主,成交一向不多,以區內金國中心及別樹一居為例,過去3個月內每月僅1至2宗成交,金國中心的二手呎價約6,700元,別樹一居的呎價約7,300元,入市者以收租客為主。別樹一居一個800方呎單位,月租可達2萬元,回報率約4厘;金國中心一個347方呎單位,月租達1.1萬元。

 因區內新盤供應少,新盤開價相當進取。去年底裕泰興推售太子道的都匯時,首批30伙平均呎價1.2萬元,入場費1,124萬元,較同區樓價高約30%,售價介乎1,124萬至1,298萬元,呎價創出西九龍單幢盤呎價新高。若選用180天成交期的即供付款可獲5%折扣,折實後入場費1,068萬元。因開價太進取,發展商再引入即供付款可獲8%折扣,但依然未有成交。
